RUPCO has opened the application process for Silver Gardens, a new affordable housing complex for seniors located at 58 Andi Court in Highland, Ulster County.

The development includes 57 one-bedroom apartments designed for income-eligible seniors age 62 and older. Of those units, 28 will be distributed through a public lottery, while the remaining 29 will be filled by referrals from partnering service agencies for seniors currently experiencing or at risk of homelessness.

Applications must be postmarked by 4 p.m. on July 1 to be included in the initial lottery. The lottery is scheduled for July 15 at 12 p.m. at RUPCO’s Flatbush Avenue office in Kingston and will be livestreamed on the organization’s Facebook page.

Silver Gardens features energy-efficient apartments with utilities—including electricity, heat, water, internet, and snow removal—included in the rent. The complex offers amenities such as on-site laundry, community gathering spaces, and direct trail access to Franny Reese State Park. It is also located near public transportation, shopping, and medical services.

Monthly rent is income-based, with one-bedroom apartments ranging from $995 to $1,200. Income limits for eligible applicants range from $24,875 to $53,640 annually, depending on household size and area median income level. Applicants with Section 8 or other rental assistance are encouraged to apply.

The complex is fully accessible, with nine units adapted for mobility, hearing, or vision impairments. All units are wheelchair-adaptable, and reasonable accommodations are available upon request.

Applications can be downloaded at www.rupco.org, requested by calling (845) 331-2616 or emailing silvergardens@rupco.org, or picked up in person at either of RUPCO’s Kingston offices at 304 Flatbush Ave. or 289 Fair St.
