Lloyd grants extension to Villages project

The Lloyd Planning Board last week approved a resolution granting a one-year conditional amended site plan approval extension for The Villages in the Hudson Valley.

The project is proposed on a 57-acre parcel off Route 9W, opposite the Bridgeview Shopping Plaza. It is a Planned Residential Retirement Development, or PRRD, for people 62 and older.

The development calls for 197 independent-living units consisting of single-family cottages and some du-plexes, along with a 119-bed assisted living facility and adult day care. The project also will include af-fordable housing units and is planned as a terraced, multiphase development with environmental and in-frastructure considerations.

The project’s first extension expired in August 2026. Applicant Marc Sanderson must have the individual site plans for phases A through F signed to make the project eligible for the second one-year extension.

According to the resolution, the Planning Board determined that the applicant’s continued efforts to com-ply with the conditions of the amended conditional site plan approval justified granting the requested one-year extension.

Sanderson’s attorney, John Furst, told the board that $45,000 has been paid in recreation fees. Once all funding for the project is secured, the remaining balance of approximately $447,500 will be paid.

The extension was approved by Planning Board members Lambros Violaris, William Meltzer, Franco Zani and Charley Long. Vice Chairman Gerry Marion was the lone dissenting vote.

Members Scott McCarthy and Chairman Sal Cuciti were absent.
