The New Windsor Planning Board issued conditional approval for the project known as “Verla International- Site Plan & Special Use Permit” subject to required fees and MHE Engineering comments. A public hearing was required to be held prior to approval with no comments made.

The proposed project is the construction of a 56’x 18’8” boiler room addition that would be constructed to a reconstructed site on the 5.99 acre parcel. The site, located at 463 Temple Hill Road [NYS Route 300], was subject to a fire in November 2017 where one person was reported killed with over several dozen employees injured.

The current site according to MHE Engineering is located in the planned industrial [PI] zoning district and is used as a manufacturing facility. This use is permitted by Special Use Permit in the town.

In August of 1995, the Building Department had issued site plan approval with no special use permit required. With updated regulations, a special permit was required by the applicant.

An off street parking table with required spaces has been provided to MHE which also required spacing calculations along with dimensions of a proposed gravel driveway and other road details.
