The New Windsor Planning Board approved to declare the project known as Ruiz Brothers Site Plan as a Type II action under the State Environmental Quality Review Act [SEQR] and waived the public hearing on the project.

The project located at 20 Ruscitti Road is in the town’s planned industrial [PI] and suburban residential zoning [R-4]. and the application was looking to memorialize the existing contractor storage yard use at the existing site.

MHE Engineering comments requested that the applicant should list a zoning bulk table and identify the total square footage of the existing building, parking spaces and storage locations. According to building department records, the property was flagged for unapproved additions, which the applicant is looking to remedy with the engineer. This was also mentioned in the MHE comments

The applicant has switched engineers to Colliers Engineering and Design who will be representing the project and applicant. However, the project engineer and most of the additional staff at that particular office are under the weather and so the applicant will need to present MHE comments to their engineer and the planning board will see the project again in the new year.
