Newburgh Commons discusses updates

The Town of Newburgh Planning Board voted on Thursday, May 16 to circulate their intent for lead agency for the project known as Newburgh Commons on Route 9W. The project site sits on the east side of Route 9W in the town and is directly across from the Overlook Farms project.

The project property is 3.7 acres in size and is made up of two lots and the applicant is looking to merge the lots into a singular lot for development. Anthony Guccione, Jr., Associate Principal of JMC Planning Engineering Landscape Architecture & Land Surveying, PLLC stated to the planning board Thursday night the project has made appearances before the Zoning Board of Appeals in February and March. The project has since been granted the required variances.

A proposed 14,600 square foot retail building has been reduced to 11,550 square feet and the proposed 4,600 square foot building has been reduced to 3,100 square feet and a 1,500 square foot restaurant. Six gasoline pumps continue to remain on the site plan.

The site features two driveways off of Route 9W with a driveway off Oak Street now being removed from the project. The applicant is seeking approval from the New York State Department of Transportation for the right to install a traffic signal as one of the driveways is directly across from the driveway into the Overlook Farms project.

A lighting study was requested from the planning board and the code compliance office requested the applicant review the location of a fire hydrant on the site. MHE Engineering noted in their comment memo the decrease in building size, Health Department approvals for hydrants, the need for an approval for the two access drives and the applicant should also copy the planning board on sent applications to outside agencies to be included in the project file.
