Town weighs Browns Road project

The Town of Montgomery is considering approval of the construction of single family homes on Browns Road.

The applicant Botrac Properties LLC is hoping to subdivide 59.2 acres into five lots. While lot 5 consists of 49.2 acres and has an already standing residence and other buildings, the other lots will eventually contain single family homes. Botrac Properties LLC is a 28-year-long, Montgomery-based home-building company that specializes in single-family homes.

On July 10, the Town of Montgomery Planning Board held a public hearing for the said project.

Engineer for the project Ryan Smithem, of MNTM (Mercurio-Norton-Tarolli-Marshall (MNTM) Engineering & Land Surveying, P.C.), gave an overview of the project and stated that the single family homes are going to be served by individual wells and individual sewage disposal systems.They will also have private driveways, except lots three and four, which will have a shared entrance. The locations have all been approved by the highway superintendent and there’s also been tests done on the property.

There was only one public comment, from JB McCarley, a Browns road resident since 2006. He stated concerns with water runoff and feared it affecting his driveway. “Stormwater does build in that corner and affects our driveway. There is currently a drainage pipe under the driveway that barely handles rainwater. I just wanted to bring it to the board’s attention,” said McCarley, who noted that this driveway is shared. ”I’m not against the project at all, I just want to keep our roads safe and quiet,” McCarley continued.

Planning Board Chairman Fred Reichle had a small question about wetlands near two lots, which Smithem cleared up. Reichle also noted that the plans for this project had recently been sent to the county.

The next public hearing for the project will be on Monday, August 14.
