RDM warehouse inches closer

Real Deal Management’s warehouse, a project proposed for Bracken Road, may be nearing approval soon as its developers and the Town of Montgomery’s planning board discuss plans during its November 13 public hearing.

Justin Ferrazano, senior project manager of Collier’s Engineering and Design, stated that RDM’s plans have changed very little since the last meeting and requested that the board close the public hearing.

“Not much has changed since the last time we were here, but we did come to the work session, tried to cross all the t’s and dot all our i’s. We did receive, the last time we were here, the buffer review from Kayla a few days ago. We reviewed that, and that all seems satisfactory and technical,” Ferrazano said. “At this point, we’re open to hearing any last questions or comments from the public, but we would like to move to close the hearing this evening.”

Bill Kelly, the town’s lighting consultant, provided a report on the project’s lighting, stressing his diligence to ensure that the warehouse’s lights do not shine beyond 100 feet.

“I spent a lot of time on this because there’s a great deal of concern about light extended beyond the area of the facility. I’m utilizing a new system put out by LSI,” Kelly said. “This system will work with LEDs. And within about 100 feet or so of the property, there should be no illumination beyond that point.”

Joe Keenan, a business officer of the Coldenham Fire Department, raised his previous concerns, including the building’s size and direction of its docks, and expressed his dissatisfaction with his fire district’s lack of input for the project.

“I’m very disappointed in the fire district. Not the fire chiefs, because they did express their concern because they do the actual firefighting. But the fire district as a municipality hasn’t been here or hasn’t contacted the developer recently or even early on to sit down and try to work out proper access for firefighting,” he said.

Planning Board Chairman Fred Reichle told the developers that the board might discuss the project’s negative declaration during the next meeting after its members write and review a draft. The board motioned to continue the public hearing on November 27 at 7:45 p.m.

“We’re really going in the right direction. The thing is, we will not have the neg dec done and reviewed for tonight. But I would say it’s, optimistically, we can talk about it at our next meeting,” Reichle said.
