Berea storage complex wins approval

A wooded lot near the Berea Park will soon be home to a new storage complex in the Town of Montgomery.

The town planning board recently granted a special exception use permit and site plan approval to Beehive II, a planned self-storage facility on a 44-acre parcel on the south side of Route 17K.

The facility will include eight one-story non-climate controlled self storage buildings with a small accessory office.

In its finding, the planning board determined that the project will not disturb a small stream or wetland that runs through the property and that the project would have no adverse environmental impact.

The proposed hours are 24/7. The planning board also determined that the low intensity of use associated with self storage facilities allows for the constant hours of operation without any impacts in the surrounding area.

Planning Board Attorney Richard Hoyt said that with any special exception use permit, there are conditions that need to be met.

“Dead storage,” Hoyt said. “In other words, it’s not to keep goods in use for an office, retail or other business. It’s your own private stuff that you wanna store here.”

Since the plan does not show an area where boats and trailers could be stored, he added, they are not allowed.
