Declarations move MKJ Park Office & Warehouse forward

The Town of Newburgh Planning Board, under the recommendation of legal counsel, approved to circulate for lead agency the project known as MKJ Park Office & Warehouse.

The final vote was five in favor and one against. One board member was not present at the time of the vote. The project was represented by the engineering firm Lanc and Tully Engineering.

The project site, located along Route 32 near the Route 300 intersection, has been previously before the Board for various proposed uses. Currently the project site, 15 acres in size, is proposed for a 173,000 square foot warehouse structure with one access road shown on the site. There is an additional 7000 square feet of office space and 31 bays for trucks. No tenant for the warehouse was immediately identified for this project. Additional comments on the project indicated no variances were associated with the project, a new access drive from Route 32 was proposed and 147 car spaces for workers and visitors are to be included in this project.

MHE Engineering comments shared during the meeting also addressed several federally regulated wetlands that are to be disturbed with additional mitigation measures. Approval from the US Army Corps of Engineers will be required for this step. A 75 foot buffer on the eastern side of the property is proposed for this project. Orange County Planning and the New York State Department of Transportation will be involved in the review of this project, no stormwater management system was identified but is to be added and a traffic study was requested. The town’s tree preservation ordinance will need to be reviewed and adjoiners notices will be sent out in coordination with the applicant and MHE later on.
