NOTICE OF HEARING

PLEASE TAKE NOTICE that a public hearing will be held on Wednesday, February 28, 2024, at 6:30 PM, or as soon there after as can be heard, at the Village Offices, One Municipal Square, Walden New York to consider the appeal of SK Walden Property, LLC for a Use Variance, along with an Area Variance for property located at 5357 North Montgomery Street, and identified on the Tax Map as Section 306, Block 1,Lot 1.1, located within an R3 (single family) Zoning District from certain provisions of the Zoning Law of the Village of Walden so as to convert the existing rental unit from a six (6) family dwelling into a seven (7) family dwelling, and to create a new apartment which is 675 sq ft.

1. Vary Section 30545, Extension of Use so as to increase an existing six family non-conforming dwelling into a seven-family dwelling.

2. Vary Section 30520 B, Minimum Residential Floor Area so as to construct an additional apartment with the floor area of 675 square feet where the minimum floor area for an apartment is 900 square feet.

All Persons interested shall be given an opportunity to be heard on the issues raised on the appeal.
