The New Windsor Town Board received an initial presentation on the project Unit 3, LLC - Self Storage on August 15. The project proposes the construction of a three story 8,700 square foot self-storage facility with an included office, 21 parking spaces and loading bay area. The planning board voted to circulate for lead agency on the project.

The project site is a four acre parcel located in the highway commercial zone and represented by Engineering and Surveying Properties. It is located at 857 Union Avenue (Route 300) the USA Granite site. The proposed height for the building is 39 feet whereas 35 feet is the maximum height. The applicant is looking to demolish the existing structure on the site and the height has been reduced to meet the code.

Technical comments prepared by MHE Engineering note the use is permitted, the project will require review and approvals from the New York State Department of Transportation for any and all improvements and an easement is required due to using the adjacent lot for secondary access. Other technical comments will need to be addressed by the applicant prior to their meeting with the board.
