New gas station/storefront anticipated for New Windsor

The project known as Bearington Auto Care returned before the New Windsor Planning Board for a review of their site plan and to address town engineer comments on their project on Wednesday, June 22. The applicant for this project was identified as Shaul Vaknin and engineering firm Dunn & Sgromo, represented by Greg Sgromo, appeared before the planning board.

Previously appearing before the Planning Board, the proposed project is a new 3,200 square foot storefront with gas pumps located at 884 Blooming Grove Turnpike. The site is located at the intersection of Route 94, a.k.a. Blooming Grove Turnpike and Old Temple Hill Road and currently operates as a used car lot. There has been no tenant for the storefront announced since the last meeting.

The main concern from the Planning Board was the traffic impact of the site. The current site is near the Five Corners Intersection in Vails Gate where traffic issues have increased over the years.

Discussions for a traffic signal to be placed at the intersection were brought forward but the planning board came to the decision that there did not seem to be a need for it following the conversation.

The planning board assumed lead agency on the project and approved the project site plan and special use permit for the project.
