Multi-family development proposed for Little Britain Road

Britain Woods, a newly proposed 258 multi-family unit development along Little Britain Road, appeared before the Town of Newburgh Planning Board on Thursday, August 4.

According to Ross Winglovitz of Engineering and Surveying Properties, PC the project originally was for 388 residential units. Planning board notes indicate that the development was to be developed on 67 plus or minus acres. There was no movement on that particular development.

The current development project, represented by Engineering and Surveying Properties, PC proposes the 258 multi-family unit development on a 48 plus or minus acre parcel. A total of eight buildings would be included on the site. The parcel is located at 442 Little Britain Road, which is also known as New York State Route 207. Two driveways are to be proposed along Route 207. Water and sewer will be public and connected to the town system.

The buildings will feature indoor parking, parking in the front and a one story garage across the street with communal areas inside the buildings. House sizes are two stories and no elevators are included in the building design as they are not required based on code. The project is looking to retain most of the wooded area and incorporate it into the project.
Amenities include a clubhouse, pool, a mixed-use space, tennis courts and additional sports courts adjacent to the southernmost entrance to the development. Parking is included for these amenities.

Upon initial review, planning board members had reservations about the design of the buildings due to their color palette and their commercial/industrial look. Additional comments addressed the consideration by the applicant for electric car charging stations and residential dropboxes for items that are delivered by services such as UPS and Amazon.
