The New Windsor Planning Board declared the project U-Haul Moving & Storage Of Vails Gate Site Plan And Special Use Permit as an unlisted action under the State Environmental Quality Review Act (SEQR) and circulated the project for lead agency.

The proposed project was for the construction of a 47,433-square foot self storage building on an existing 3.68 acre parcel with associated truck rental use. The project was previously reviewed by January 2022 and September 2022. The facility would include regular indoor self storage units and additional U-Box storage units, portable storage, for customer usage. The applicant will also need to review the hours of operation, as 24/7 access was proposed for self-storage and the U-Box access was proposed from 7 a.m. to 7 p.m. The board also requested that the loading dock for the site be moved.

A StormWater Pollution Prevention Plan (SWPPP) was required to be submitted by the applicant to MHE Engineering for further review. Improvements to the SWPPP have been done but the recommendation from MHE would be to wait on the SWPPP before scheduling a public hearing for the project. The New York State Department of Transportation will also need to review the application due to proposed drainage discharge along Route 32. Renderings have been prepared but will need to identify where proposed doors are located, a lighting and landscaping plan will be required and a proposed retaining wall will need to be reviewed and review the town requirements on this item.
