Town of Newburgh could soon be home of ‘Fabulous Events’

Following an initial site plan appearance and presentation, the Town of Newburgh Planning Board approved to declare an intent for lead agency for the project known as Fabulous Events during their regular meeting on Thursday, October 20.

Fabulous Events, Inc, an entertainment service and rental company, was founded in 1975. The company is a third generation family owned business based out of Nyack in Rockland County. The business is currently owned by Isaac Deutsch.

According to Deutsch, he explained to the board members that the business provides staging, flooring, tables and other event furniture, various dishware and linens for all kinds of events and functions such as weddings, graduations and other special events. Linen cleaning is taken care of offsite through another company and cleaning and maintenance of other materials are taken care of onsite at Fabulous Events. As the business has continued to expand over the years, the current site in Nyack has outgrown the business layout.

The proposed site for a new base of operations is on four parcels that total 5.24 acres but only 4.9 are proposed for development. Fabulous Events, represented by engineering firm Lanc and Tully, P.C., seeks to construct a 56,000 square foot facility on Crab Apple Court along Route 32. The site in Newburgh serves as the ideal location for the business according to Deutsch. The company has clientele in the Tri-State area and the location offers access to more clientele upstate.

The proposed facility features storage facilities for the company’s equipment, office spaces and repair workshop for the company equipment. A proposed showroom for potential customers to see various event set ups and products to be used at events is looking to be built. An outdoor storage for larger equipment such as tents and other bulkier equipment is proposed as well.

67 parking spaces for employees and customers would be proposed along with four loading spaces for vehicles. The company currently uses five box trucks to transport their equipment. Electric vehicle charging stations were suggested to be included at the site. About 20 to 25 employees would be on site and hours of operation were stated as closed on the weekends and open from 9 -5 Monday to Friday. The business is open only by appointment on Sunday.

The site plan will need approval from the New York State Department of Transportation as the access drive connects to a state route, sparkling systems are required and the current tree preservation law passed by the town will need to be reviewed. With the outdoor storage location, according to the planning board’s legal counsel, if a variance is required the site plans would need to return before the planning board and would need to be reviewed to the Zoning Board of Appeals for consideration.

The usage of the land for warehousing has to be reviewed moving forward with the application as within Newburgh town code it is not permitted but can be further considered based on application language. Orange County Planning Department approval will need to be obtained for the project as well. Notices of the project will be sent by the town to adjacent property owners within 500 feet of the site to inform them of the project.
