Butler Construction Group, Inc. is hoping to relocate operations from its current location of 275 Union Street in Montgomery to Dunn Road, just west of New York State Route 211.

Ross Winglovitz, Principal at Engineering & Surveying Properties, P.C. gave an initial presentation of a sketch plan for the new site at the Town of Montgomery Planning Board meeting on Monday night. Butler Construction Group, Inc. is proposing the construction of a 30,000 square foot building, to be used as a contractor’s office. This structure will also house some materials and supplies. There will also be 30 parking spaces in front of the building, primarily for employees and additional gravel parking area also intended for employee use.

However, the largest part of the site by far would be the 479,708 square foot outdoor yard used for storage of construction vehicles, equipment and materials. This facet of the plan sparked a discussion between the Planning Board about whether or not the outdoor yard complies with the zoning regulations.

“It looks like there is quite a bit of area that is just for equipment storage. So compared to the building it’s quite a bit more than what the building is,” said Town of Montgomery Planning Board Chairman Fred Reichle. “I think the bigger question here with this plan is does it conform to the zoning.”

Both Winglovitz and the Planning Board agreed that a detailed narrative regarding the project needed to be submitted in order to move forward.

“We view the outdoor yard as accessory and we think that’s permitted under the code under your site plan review ordinance, that we can have on-site improvements that are accessory to the main use as long as they are identified by the Planning Board as part of the site plan,” Winglovitz said.

After the detailed narrative is given to the Planning Board, they will send it to Town of Montgomery Building Inspector Walter Schmidt.
